What is a Title Company?
A title company is a third party that works on behalf of the buyer and/or lender. They are hired to complete a title search on the property being purchased to deliver clear title from the seller to the buyer on the closing day and insure the title of the property with an underwriter.
The title company also prepares and collects all the documentation needed to close and facilitates the closing where all the necessary documents are executed by the parties to the transaction.
What is Title Insurance?
Title Insurance will help protect you from a variety of issues that may not have been uncovered during the title search, such filing errors, forgeries, or undisclosed heirs.
If you take out a mortgage loan when you buy your property, your lender will require a loan policy of title insurance. This protects the lender's interest in your property until your loan is paid off or refinanced. An Owner's Policy of title insurance insures your ownership rights to the property. Even though you'll pay for this policy only once, your coverage will last as long as you own your home.
